Private Company Buys Herndon Square for $22M

HERNDON, VA—HFF announced it has brokered the sale of Herndon Square, a two-building, 120,696-square foot office property. Crilley Warehouse LLC was the buyer.
HFF didn’t provide the seller or the amount the property traded for, but according to public records the owner was an affiliate of Zurich Insurance Co. A source tells GlobeSt.com that it traded for $21.8 million, or $181 per square foot.
The two buildings that make up Herndon Square are located at 510 Spring St. and 535 Huntmar Park Dr., on a 10.38-acre site.
They delivered in 1999 and are 94% leased today to six tenants, with a federal government agency occupying all of 535 Huntmar Park Dr. Other tenants include Black Box Network Services and Inovalon, Inc…
